What is a Home Owners Association?
A homeowner association (HOA) is an organization in a subdivision, planned community, or condominium building that makes and enforces rules for the properties and residents. Those who purchase property within an HOA's jurisdiction automatically become members and are required to pay dues, which are known as HOA fees. Lighthouse Estates HOA is made up by a board of volunteers that have been voted in by the HOA Membership.

Is the Lighthouse Estates HOA a legal entity?

Are there Dues in our community of Lighthouse Estates?
Yes, there are. According to the Honduran Real Estate Law, the CC&R's follow the land not the person. The HOA Dues are stipulated in the CC&R's. The current HOA Dues are $850 per year. The dues are collected once a year and go directly to the community improvements and infrastructure maintenance of the development. Keeping our community beautiful and safe for all to enjoy.
What do my HOA dues cover?
Your HOA dues keep our neighborhood as beautiful as possible. The HOA maintains and cuts all undeveloped properties, maintains the trees, shrubs, greenery, cleans roadways, clears drainage culverts, roadside plantings and cuts and disposes of fallen trees. All homeowner produced landscape garden trimmings are removed weekly and hauled off the property
What is the board currently working on?
The board is always open to suggestions for new projects, as this is your community. Recently completed projects have been the speed bumps, speed limit signs, revitalization of the gazebos, a staircase connecting the upper and lower road and our community landscapers maintenance shed. We have started a Neighborhood Watch for additional safety of the neighborhood.

There was also a full survey of the development completed recently to prepare for the improvements to the culverts and drainage. Low level street lighting, repairing the existing storm drains as well as improving the drainage along the easements from the upper road to the lower road are some of the upcoming projects.
How do we connect to utilities? Electric and Water and who do we pay?
Thankfully, the original developer (John Edwards) thoughtfully planned out our community! All the utilities are terminated on one of the front corners of your lot. There is a community water line and electric conduit on every property.

For the electricity, depending on where your lot is located you will either pay RECO directly or The Lighthouse Management Company on a monthly basis. Please be advised that all the current transformers are privately owned.

The water distribution lines and meters are currently being maintained by our water provider Oasis Water Company. Which is billed on a quarterly basis.
Are Boutique Hotels and B&B’s permitted?
​As According to Section 101 of the CC&R’s – “No business, profession or other activity, except rental …. Shall be carried on or with any lot.” So yes, rentals are permitted within reason and which coincide with the CC&R’s.
How many Homeowner meetings do we have a year?
Homeowner meetings are schedule once a year for the AGM.
How often does the board meet?
The board meets as required but a minimum once per quarter.
Who approves the community expenses?
Expenses over $200 need the designated chair approval on the board. Any large expense is voted on by the board and then are presented to the Homeowners as required.
How do you enforce paying dues?
Invoices are sent out via email annually. According to the CC&R’s, unpaid dues will be charged 12% interest annually.
What will be done with past dues and other monies collected?
The first priority of the HOA is to have everyone paying their annual dues. Any excess monies collected from past dues and the use of those monies will be voted on by the property owners and reflected in the future budgets.
